Self-employed? Prepare the story behind your income
Published November 4, 2026 · CENTUM Discount Mortgage Canada Inc.
Business owners know that cash flow, taxable income and the money available to a household are not always the same thing. Your mortgage conversation should explain how the business operates and what records are available to support your application.
Start with the documents you have
Discuss your business structure, how long you have operated and the way you receive income. Ask Roy which tax records, business financial statements or bank statements may be needed for the financing options being considered.
Describe the whole transaction
Share whether you are buying, renewing or refinancing, where your down payment is coming from and which business or personal debts you carry. Avoid assuming that a particular product will fit before the lender’s documentation and qualification requirements have been reviewed.
Compare the complete cost
If more than one financing route is available, compare interest, lender or brokerage fees, repayment flexibility and the next step at the end of the term. The aim is a mortgage suited to your circumstances, with the costs explained clearly.
Our brokerage offers prime, self-employed and private mortgage options. The available solution depends on your application and lender assessment; self-employment does not guarantee or rule out a particular product.
